FREQUENTLY ASKED QUESTIONS

  • Can I use my residence at Epic as my principal residence?
    Long term occupancy (either lease or as primary residence) is allowed for those residences designated as such. Epic Residences has a wing with residences designated for long term occupancy.
  • Can I select my own notary for the transfer of title?
    The long lease terms applicable for Epic at the Bay as determined by the Government of Curaçao require a dedicated project notary to be appointed by the seller. This notary or his / her successor will exclusively pass all the deeds of transfer and assist in preparing the deeds of division of the various apartment buildings and incorporation of the Home Owners Associations.
  • When is the project starting?
    Construction is expected to commence Q4 2023
  • What are the montly HoA fee's?
    Monthly HoA fees are not yet known. We are working on the budgets. Based on previous comparable projects, we expect the monthly HOA fee to amount to approximately Naf. 6,- / m2.
  • How long does it take to build the residences?
    We expect the construction period to last between 24 and 26 months
  • Is short term-lease allowed at EPIC?
    Short term lease is only allowed through the EPIC Rental Services and only for the residences designated for short term rental.
  • Is furniture included in the purchase price?
    Furniture and cabinets (with the exception of the standard kitchen cabinets) are not included in the purchase price. Furniture seen on the floor plans are for illustration purposes only. Furniture packages will be made available for the apartments with short term rental designation. Owners of these apartments are required to purchase the furniture for these apartments through our rental service organization who will manage the apartment.
  • Does the developer have previous experience in real estate development?
    Our company and its team members have over 45 years of combined experience in real estate development on the islands of Curacao, Aruba and St. Maarten.   • Who is the contractor?

  • What is the return on investment?
    Return on Investment depends on many factors. Based on our experience with previous projects we expect the short term rental residences to deliver a gross initial ROI (excluding appreciation) through the EPIC Rental Services organization of at least 6.5%. We expect the ROI for the rental services to be as follows: Year 1: 6.8% Year 2: 8.8% Year 3+: 11% Please note that Epic at the Bay is a real estate project aimed at offering buyers a (vacation) home in a unique Caribbean setting. As such it is not an investment product and normal real estate laws of demand and supply / appreciation and depreciation apply to the future value of a (vacation) home. No representations regarding any economic benefits are made as to rental or other income from ownership of an apartment or as to any other economic benefit, including possible advantages from the ownership of an apartment under tax laws, to be derived from the purchase of an apartment.
  • Is the buyer allowed to customize the interior/exterior of the apartment?
    HOA and the HOA rules regarding paint color etc. apply. Customization that includes changes that have a structural nature (structural aspect of the residence / building such as walls) are not allowed. The buyer of a condo designated for residential usage / long term rental is allowed to customize the interior of the residence provided the customization complies with the HOA rules. The buyer of a condo designated for short term vacation rental is subject to Rental Services Rules that will include rules regarding minimum quality of furnishings, interior maintenance etc. Any customization must also comply with the HOA rules. Furniture packages for the Short Stay apartments will be made available and offered by us.
  • What are the payment terms under the purchase contract if I buy an apartment at EPIC?
    EPIC Residences applies a turnkey contract where the purchase price is paid in installments upon certain milestones being achieved. The first installment equals 10% of the purchase price and is payable upon signing the purchase agreement. The second installment equals 30% of the purchase price and is payable upon legal transfer of title of the apartment right to the buyer. This installment is paid through the intervention of the third party account of the designated project notary. The remaining 60% of the purchase price will be paid by the buyer in installments coinciding with the following milestones: Payable directly to the seller: 15% when structural basement and ground floor are ready 10% once buildings concrete ground floor is poured 10% after pouring concrete for the mid floor of the building 10% once the residence is glazed and weatherproof 10% once the tiling and painting of the residence has been completed The final installment of 5% is paid prior to factual delivery and to be paid through the intervention of the third party account of the designated project notary.
  • What are the transfer costs?
    The transfer costs are for the account of the buyer and presently consist of the notary fee, accompanying costs and transfer tax, totaling approximately 5% of the purchase price. We can provide a calculation of the transfer costs upon request.
  • Are the apartments located on leased land?
    Yes, the Epic at the Bay project is realized on long lease land. The yearly lease rights consist of a lease fee charged to the HOA for common areas (part of the HOA fee charged to each owner of a residence) and a lease fee for the surface areas in private use (the surface area of each residence). The common area rate is Naf. 2,78 / m2 whereas the private area rate is Naf. 13,80 per m2. The long lease is paid to the government.
